VA Loan Limits for California for 2012

The VA has announced 2012 VA Loan Limits that become effective Jan 1, 2012 and last until Dec 31, 2012.   The VA Loan Limits in 2012 are capped at $625,500 due to changes in the formula the Veterans Administration is required to use.

Loan Limits in California counties such as Alameda, Contra Costa, Marin, San Benito, San Francisco, San mateo, and Santa Clara are now at $625,500.    Los Angeles and Orange Counties are now at $621,000.   Santa Barnara county is at $598,000, and San Diego has a $477,000 VA Loan limit for 2012.

Several Washington State counties allow higher VA Loan limits for 2012 including King, Pierce and Snohomish counties at $458,850 and San Juan county at $432,400.

VA Loans are available for higher loan amounts than the County VA Loan Limit.   The County VA Loan Limit is the full amount for 100% VA Financing.   We allow you to exceed the county limits as long as there is sufficient equity or down payment to reach the VA Guarantee requirements.   More info on Exceeding the VA Loan Limit can be found here.

2009 FHA Jumbo update - 2nd appraisal Requirements

New for 2009 with FHA Jumbo Loans are some changes to the second appraisal requirements for FHA Jumbo Loans.

In 2008, the threshold for FHA Jumbo loans that require a second appraisal was those loans greater than $362,800 in 2008. The new Threshold for FHA Jumbo Loans requiring a second appraisal for 2009 is $417,000. All FHA Loans $417,001 and above still require the second appraisal, yet this modernization of FHA allows those loans falling between $362,800 and $417,000 to be completed with a single FHA appraisal.

This holds true for FHA Jumbo Purchase Loans, FHA Jumbo Refinance Loans, and non-credit qualifying FHA Jumbo Streamline Refinance loans. FHA Jumbo Streamline Refinance loans are available with NO appraisal required as long as we credit qualify the loan.

FHA Cash out Refinances over 85% LTV also require a second appraisal, regardless of Loan amount.

New 2009 VA Loan Limits - a snapshot

New VA Loan Limits for 2009 are now available.

The new limits range from the base limit of $417,000 up to $1,094,625 in the highest cost areas.

All VA loans require ZERO Mortgage Insurance, and as little as ZERO down payment.

The maximum guaranty amount (available for loans over $144,000) is 25 percent of the 2009 VA Limit shown below. Therefore, a veteran with full entitlement available may borrow up to the 2009 VA Limit shown below and VA will guarantee 25 percent of the loan amount. If a veteran has previously used entitlement that has not been restored, the maximum guaranty amount available to that veteran must be reduced accordingly.
